How is Cocasa different from a timeshare?
Real Property Ownership:
Unlike timeshares where you merely buy time, Cocasa offers genuine property ownership. Each 10% share represents actual deeded ownership of the property, giving you a tangible asset that can move in line with the local property market.Key Advantages of Cocasa Co-ownership:
Freedom and Flexibility
- Use your points across multiple luxury properties
- Choose when to visit throughout the year
- Store personal belongings between stays
- Complete control over when to sell your share
Quality and Value
- Premium properties with 2-3 bedrooms
- Fewer co-owners mean less wear and tear
- Professional property management and maintenance
- Potential for property value appreciation
How is this different from a Timeshare?
Timeshare has many limitations, like restricted usage:
- Fixed weeks with limited flexibility
- No actual property ownership
- Up to 52 different owners per unit
- Limited control over property decisions
Financial Drawbacks
- Often depreciate in value
- Difficult to resell
- No property equity
- Liable for long contract periods, typically 20 years to perpetual
- Limited control over maintenance costs
The Cocasa Difference
Your Cocasa share is true real estate ownership that offers:
- Flexibility to swap between locations
- Full-service property management
- Freedom to sell your share at your chosen price
- Storage for your personal items
- Sustainably powered homes for conscious living
- Luxury amenities and personalized services
From €39,000, own a slice of luxury and unlock adventures around the world. By sharing beautiful homes, we're making luxury living both attainable and sustainable. That's the Cocasa difference.
How flexible is my ownership?
Your 10% share gives you complete freedom to enjoy multiple properties across our network. Through our innovative points system, you can book stays at any Cocasa property throughout the year. Whether you prefer skiing in winter or beach days in summer, you're never locked into one location
How do I book my stay?
We use a points system to ensure equitable booking. Each ownership share comes with annual points. Simply log into the member portal to select your days as far as one year in advance.
A 10% share translates to 35 days annually, with usage allocated through our smart points system that ensures fairness and flexibility:Peak Season Bookings
Premium periods (holidays, ski season, summer) require more points per day
Peak days cost 1.5-2 points per day
Ensures fair access to highly desirable times
Regular Season
Standard periods cost 1 point per day
Typically includes spring and fall seasons
Offers balanced value for points spent
Off-Peak Season
Low-demand periods require fewer points (0.5-0.75 points per day)
Allows owners to maximize their stay duration
Perfect for flexible travellers
Rotation and Priority
Annual Selection Process
Priority rotation system ensures fairness
Each co-owner gets different priority positions each year
Two booking rounds: first for the first 6 months of the year, second for second half of the year.
Flexibility Features
Unused points can roll over to next year* (up to 7 points each year)
Ability to book shorter stays
Access calendars of other properties in the Cocasa network and stay somewhere different.
This system balances predictability with flexibility, ensuring each owner gets fair access to peak periods while maximizing property usage throughout the year
What happens when I want to sell my share?
You have complete control over when and at what price to sell your share. Our platform makes selling as simple as listing an item online, giving you the freedom to exit your investment whenever you choose after the initial 1-year lock-in period.
How is the property managed?
We handle everything. From maintenance to cleaning, from property management to legal administration - all you need to do is arrive with your personal items. We can even:
- Stock your fridge before arrival
- Store your belongings between stays
- Arrange local transportation
- Plan activities for your stay
- Arrange a private chef. Nothing is ever too small or too big for us to help you feel at home.
What makes Cocasa different?
Our passion stems from reimagining second home ownership. While traditional holiday homes sit empty most of the year, Cocasa makes luxury living accessible starting at €39,000. Our experienced team combines expertise in real estate, hospitality, finance and technology to deliver a seamless ownership experience.
What are the ongoing costs?
Ownership costs are shared proportionally among co-owners, including:
